We often get questions about closing costs. What are they, and how much money do I need? Is there help to pay the costs?

The closing costs will vary depending on the loan product that you use, and the lender and title company that is used to close the transaction. Closing costs will typically be the loan origination fee charged by the lender, title fees/closing fees charged by the closer, escrow requirements for taxes and insurance, and recording and document fees.
In many cases, you can ask the sellers to pay costs on your behalf. There are limits depending on the loan you use, and market conditions make limit a seller’s willingness to pay. There are also several loan programs offered that will pay some of the costs if you attend classes or buy properties in certain areas. Some loans provide assistance based on professions (good neighbor programs).

New construction homes provide a 1-2-10 year warranty. The first year everything is covered, for 2 years all of the mechanical systems are covered, and for 10 years you are protected from structural failures of your new home.
